HOA Notice Requirements
Most Las Vegas-area HOAs require advance written notice of a scheduled move, typically submitted through the community's management company (FirstService Residential, Associa/RMI, CAMCO, and Trestle Management are common in the valley) rather than the gate guard directly.
- Notice windows vary by community, some require 48 hours, others require 5+ business days. Check your specific community's CC&Rs or move-in packet, or call the management company directly, don't assume the requirement from a previous move applies here.
- Many communities cap the number of moves scheduled per day or per gate, so booking early matters even when the "notice requirement" is short.
- Some communities (particularly higher-density sections of Inspirada and parts of Green Valley Ranch) require the move to be scheduled through an online resident portal rather than a phone call, ask what system your specific HOA uses.
Gate Access Procedures
Gated communities generally handle mover access one of three ways:
- Resident-provided access code or remote, given directly to the moving crew for the scheduled window
- Guard-verified entry, where the resident calls ahead or submits a mover's name/company/vehicle info to the gatehouse in advance
- Visitor list submission through the community's app or portal, where the resident adds the moving company as an approved visitor for a specific date/time range
What to confirm before move day:
- Which method your community uses, and whether it needs to be set up more than same-day
- Whether your moving company's vehicle information (truck size, license plate) needs to be submitted in advance, some gated communities, especially in Summerlin's guard-gated villages, require this
- Whether there's a secondary gate or service entrance for moving trucks, some communities route larger vehicles away from the main resident gate
Move-In Window Restrictions
Many Vegas HOAs restrict the hours and days moving trucks are allowed to operate within the community, separate from any citywide noise ordinance.
- Common restrictions: no moves before 8 a.m. or after 6-7 p.m., and some communities restrict Sunday moves entirely
- Some gated communities also restrict where trucks can park while loading/unloading, double-parking in a narrow gated-community street is a common source of HOA complaints, so confirm whether your street allows temporary truck parking or whether you need to use a driveway/designated area only
Community-Specific Notes
Summerlin
A large, multi-village master-planned community where HOA rules can differ village-to-village, not just community-to-community. Confirm requirements with your specific village's HOA, not "Summerlin" generally, since The Vistas, The Paseos, and Red Rock Country Club can each have different move-in procedures.
Green Valley / Green Valley Ranch
Established, densely built community with a mix of gated and non-gated sections. Gated sections typically require advance notice through the HOA's management company; non-gated sections may have fewer restrictions but still enforce moving-hour windows in CC&Rs.
Inspirada
Newer master-planned community in Henderson with active HOA enforcement and app-based visitor/mover scheduling in several of its villages, check whether your specific village uses the resident portal system before move day.
Anthem
Includes both gated (Anthem Country Club) and non-gated sections; gated sections generally require the same advance notice and access coordination as other guard-gated Vegas communities.
Mountain's Edge / Aliante
Similar structure, check with your community's specific management company, since both include a mix of gated and open sections with different rules.
Pre-Move HOA Checklist
- Notice submitted to HOA/management company within their required window
- Gate access method confirmed (code, guard list, or portal)
- Moving truck info (size, plate) submitted if required
- Move-in window (allowed hours/days) confirmed
- Truck parking/loading location within the community confirmed
- Any move-in deposit or fee paid to the HOA, separate from your movers
